Green light from Sechelt: 5875 Reef Road development moves ahead

West Porpoise Bay's 49-townhouse project moves closer to realization

A 49-townhouse development is one step closer to being built after receiving third reading from Sechelt council.

Environmental protection is included in the development plan. Numerous studies have been done in the area including an arborist report, a flood hazard risk assessment and a restoration plan, aiming to exceed provincial requirements for in-stream and riparian areas, the report states.

The CityState development promises over 3,500 square feet of outdoor amenity space and features a playground, picnic tables and community planter boxes.

An almost 2,000 square foot amenity building is also proposed, to host strata meetings and to accommodate a home-based daycare.

The OCP will be amended to allow for a maximum density of 38 units per hectare (from 35) and 0.6 Floor Area Ratio. 

The site must also be rezoned to R5 (medium density) from R2 (low density).

During Sechelt’s June 5 regular meeting, Coun. Donna Bell referenced an in-depth letter sent by a nearby resident, asking how the district acknowledges these concerns.

Ian Holl, Sechelt’s development planning manager said that as the district progresses into the more detailed stages of the development engineering requirements such as infrastructure, roads and drainage can be addressed.  

Coun. Adam Shepherd spoke in favour of the development, noting there was no opposition to it at the recent public hearing. 

Council gave third reading to the development with Coun. Dianne McLauchlan opposed.
