According to the June/July 2015 online questionnaire on page 12 of the Coopers Green Management Plan of January 2016, the top three issues and priorities were hall facilities, parking layout and boat launch.

The current proposed site plan does not separate the activities of the boat launch and the hall. There is still a conflict of access and parking for both.

Why not take this delay as an opportunity to take a sober second look at the proposed solution.

A possible way to resolve the site conflicts:

1. Hall facilities should be located closer to parking off Redrooffs Road in the southeast corner of the property. The west (water) side would face an expanded activity area relating to the beach and views. This location allows the existing hall to be used while the new one is built.

2. Parking Layout. The fire access lane should be one-way traffic for vehicles with boat trailers from Redrooffs to the boat launch, except for cars, which would not go beyond the parking areas for the hall.

3. The boat launch should be entirely separate from the main activity areas associated with the hall, the beach, the picnic areas and play field. It should be rebuilt north of its present location where the road turns east and heads up the hill to Redrooffs (reverse flow to the present entrance). As soon as a vehicle turns up the road here, it is easy to just back up and launch. There is room for a waiting lane and a bypass lane. This location also allows the existing boat launch to be used while the new one is built (to possibly accommodate commercial traffic?).
