RE: Rezoning application for 5556 and 5558 Nickerson Road to facilitate a 12-lot subdivision with 500 square metre minimum lot size.
This proposed rezoning should be reviewed in the light of serious safety and good practice planning concerns.
Future residents will have:
Unsafe laneway without adequate pedestrian sidewalks. Inadequate turning radius for garbage and fire trucks. No provision for on street parking or guest. No green space nor consideration for existing old-growth trees. Inadequate, unsafe driveways. The existing old-growth trees on the adjacent property south of the development will die. (The cedars will not survive root damage from construction of a road allowance.) Nickerson Road exit/entrance will be a safety hazard for pedestrians and local traffic because of the existing steep grade and lack of visibility at the intersection It’s a people and especially child unfriendly project. No consideration has been given to existing adjacent neighborhood structures or context. No vision for the future development of the neighborhood nor for the project to encourage and nurture further precedents for people friendly projects.
This is not a NIMBY letter even though this development is close to us. The issues this development raises are of concern to the entire community.
We believe that appropriate planning solutions implemented now will serve both the community and the district far better for attracting quality future development and set the stage for a far greater opportunities in the long-term. A five-lot development under the existing R3 zoning will be more appropriate. To sum up, we are opposed to this development in its present form and recommend a very serious second look at this flawed proposal.
