Venture Way ‘live-work’ space proposal gets third reading

A “live-work” development on Venture Way in Gibsons is a step closer to moving forward after a brief public hearing and passage of third reading of official community plan (OCP) amendments.

Shazach Holdings wants to build 42 market rental units, combined with commercial, light industrial, and live-work space on Lot 13 Venture Way.

The property already has the zoning necessary to allow industrial uses, but the Town’s OCP needs to be updated to allow the area to be part of a “Live Work Zone” which would permit “small-sized business units which may incorporate living quarters of proprietors.”

A public hearing was held just prior to the June 5 regular council meeting, but only one person spoke, raising “very small concerns” about the impact of increased density in the area. There was also a written submission by two people who objected to the proposal.

When the OCP amendment was up for debate by council, Coun. Silas White said the mixed-use character of the development would likely have less impact than heavier industry right beside existing residential units. “[That] does, for the neighbours at least, provide a nicer buffer I think than what could have taken place on that land,” he said.

Mayor Wayne Rowe recused himself from both the public hearing and the discussion at the council meeting, citing a conflict of interest. Rowe, a lawyer, has recently done work for the developer.

Shazach Holdings also owns the property currently leased by the Gibsons Recycling Depot at 1018 Venture Way. The company was granted a development permit last month to put two new buildings on the east side of that lot, while the recycling depot will continue to operate on the west side. 

The company has said it plans to develop the two properties in a way that allows an internal road link.
