Residential development proposed

At the April 26 planning, environment and economic development committee meeting, Rockwood Properties presented a proposal to build 225 residential units in West Sechelt.

The proposal is for a 75 hectare piece of land that used to be owned by MacMillan Bloedel in West Sechelt, approximately 5 km from downtown Sechelt. It would be accessed by the Sunshine Coast Highway on the south and Norwest Bay Road on the north. Rockwood Properties proposes to build the residential development in four phases. It would be comprised of low-density, single-family residential lots and two multi-family clusters to be developed as a phased bare-land strata development.The plans call for 84 multi-family lots and 141 single-family lots. The total parks and open spaces planned for the site would cover approximately 15 hectares. "There would be an area with pedestrian pathways and a park that could be accessed by the community," said district planner Ray Parfitt.

This proposal was presented in a preliminary format on July 28, 2004 during a public information meeting. Concerns included downstream drainage, sewer issues and traffic.

Developers say they have addressed those issues now and are prepared to move forward with their application.

Councillors at the meeting thanked the proponents for their detailed work on the proposal and noted it will be before council at its May 4 meeting for first reading and referral to a public hearing.
