Sechelt APC has concerns with Silverstone

Sechelt’s Advisory Planning Commission (APC) has some concerns about the proposed Silverstone Care Centre being pitched by Trellis Seniors Services for Derby Road.

The APC minutes accepted at Sechelt’s Jan. 25 regular council meeting show that the commission thinks the Trellis proposal “appears too large for the surrounding residential area” and that “the density is much greater than the Official Community Plan currently allows.”

APC members also raised concerns about the proposed location for the care centre, saying it “may be inappropriate” and noting, “there is no indication of what else will be going into the surrounding area.”

The lack of community amenities being offered by Trellis was also brought up by the APC, which noted other similar seniors’ developments are offering extras to the community, such as affordable housing.

The meeting minutes show that Trellis responded to some of the commission’s concerns by stating that “the entire development is a community amenity,” and “the proposed development location is deliberate, a residential care facility in a residential area.”

The APC then requested more information on the topics of affordable housing, facility location, transportation and visibility within the community, so that it can fully weigh the project.

Council supported that request on Jan. 25 when it accepted the APC minutes without any change.

The additional information is set to come to a future APC meeting once it’s collected. After that, the APC will provide council with a recommendation on the rezoning and OCP amendments needed for Silverstone to proceed.
