Ocean Stories closer to public hearing

The 217-unit seniors’ facility pitched by Spani Developments dubbed Ocean Stories has passed first reading at Sechelt Council and will likely go to a public hearing in January.

Sechelt planner Angela Letman said the district is just waiting for comment on the proposal from the Sechelt Indian Band before a public hearing date can be set.

“My understanding is the developer has been in contact with the Sechelt Indian Band and they are having a meeting in the coming week or weeks to review this project as well as others,” Letman said.

She noted there were several things the developer would have to produce before council could give final reading of the OCP and zoning bylaw amendments needed to enable Spani Developments to break ground.

“That includes a community amenity package with affordable housing, a detailed development permit design … and a covenant registered on the property that ensures there is a review process with the Sechelt fire department to make sure they feel comfortable with protecting a building of this size,” Letman said.

Spani Developments is looking for a rezoning and OCP amendment to build a 217-unit seniors home development on a 2.4 hectare piece of property between the Rockwood Centre and Shorncliffe.

The plan calls for a 60-unit independent living condominium complemented by three adjacent buildings offering varying levels of independent and supported living. The proposal also includes a library, theatre, pickleball courts, exercise room, hobby room, coffee shop, shared gardens, walking trails and sitting areas.

“What we’re trying to build is an age-in-place community, so you can move into a community and buy a unit and when you get older you could sell that and move into the other facility or building that would be a rental, and it would have all of the amenities,” Spani previously said at an open house on the project.

“So it’s more of an amenity-driven development for a lifestyle I feel people can’t get in other developments up here.”
