Councillors on Sechelt’s planning and community development committee are recommending approval of the development permits for the proposed expansion of the Big Maple mobile home park in Wilson Creek.
The owners, Chapman Creek Holdings, are awaiting final zoning approval to add 30 units to the park. The units would all be built by Click Homes, using three models ranging in size and design.
The company also plans to follow the standard mobile home park ownership model, with prices under $300,000 and pad rental and other fees coming in at around $450 for each unit.
Sechelt’s planning department says it considers the project affordable housing because “the costs will be much lower than the current average single-family home or apartment purchase price on the Sunshine Coast.”
At the committee’s Nov. 22 meeting, Coun. Alice Lutes wondered about accessibility, given that the units would all be on raised foundations to compensate for flood risks.
“This is a 55-and-over site,” Lutes said. “What about wheelchair accessibility?”
Planning staff said the Click Home designs allow for ramps and similar modifications.
The development permit would have conditions attached including: retention and protection of several existing mature trees; new landscaping; creating an emergency-only access using a section of private road known as Hazelnut Lane; and making sure that homeowners are allowed, and encouraged, to use clotheslines.
