Delta gives revised high-density projects final approval

The massing of the building facing 119A Street has been revised but no changes have been made to the overall floor area or unit count outlined, so staff were supportive of the revisions.

A pair of high-density residential applications received the final go-aheads from Delta council last week.

Approval was given for the redevelopment of the Dunbar Lumber site at the corner of Bridge and Elliott streets into a six-storey, mixed-use housing project with condos above and commercial space and parking below.

The rezoning, initially approved last December, allowed for 128 residential units. The applicant recently came forward with a revised plan that would allow an additional three units as well as a higher percentage of small car parking spaces for residents and visitors. The changes would all occur within the building envelope previously approved by council.

Council also gave final approval for the redevelopment of a property at 7728-119A St. in North Delta into two, six-storey residential condo buildings with 291 units.

A staff report notes the owner has provided the required fees, security deposits and executed covenants to address building design, landscaping and sustainability commitments, servicing and geotechnical and utility pumping commitments, statutory rights-of-way, road dedication and community amenity contributions.

Minor revisions have been made to the design of the building since it was received by council, including changing the unit mix to include more two-bedroom and fewer one-bedroom units, relocating the bike storage rooms from the parkade to the ground floor and adjusting the parkade layout, among other changes supported by staff.
